5 Early Warning Signs of Termites in Your Sydney Home

Termites cause more property damage across Australia every year than storms, fire and flood combined — and Sydney's warm, humid climate makes it one of the country's highest-risk regions. The species behind most of the damage we see, Coptotermes acinaciformis, builds hidden colonies that can eat through structural timber for years before anyone notices. By the time damage is visible, repairs routinely run into the tens of thousands of dollars.

The good news: termites leave clues long before they cause serious harm. Here's what to look for.

1. Mud tubes on walls or foundations

Termites build pencil-width mud tubes to travel between soil and timber while staying hidden from light and predators. Check your home's foundations, subfloor and any timber-to-ground contact points — sheds, decking posts and retaining walls included.

2. Timber that sounds hollow

Termites eat wood from the inside out, leaving a thin outer layer intact. Tap on skirting boards, door frames and structural timber with the handle of a screwdriver — a dull, hollow knock is worth a proper inspection.

3. Doors and windows that stick

As termites hollow out frames, timber can warp slightly, making doors and windows suddenly harder to open or close. It's easy to blame humidity — but if it's a new problem in an older frame, it's worth ruling termites out first.

4. Discarded wings near windowsills

Spring and early summer in Sydney is termite swarming season. Reproductive termites (alates) shed their wings after finding a new nesting spot, so small piles of translucent wings near windows or light fittings are a strong sign a colony is establishing nearby.

5. Bubbling or darkening paint

Moisture from termite activity can make painted timber surfaces bubble, blister or darken slightly — often mistaken for water damage. If it's paired with any of the signs above, treat it as a red flag rather than a paint problem.

What to do if you spot these signs

Don't disturb mud tubes or spray insecticide on visible termites — it can scatter the colony and make it harder to treat properly. Book a professional inspection instead. We use thermal-imaging and moisture-mapping to locate colony activity precisely, then apply targeted treatment that deals with the whole colony at the source, not just what's visible.

Even without visible signs, we'd recommend a termite inspection at least once a year for Sydney properties — especially anything with timber decking, retaining walls or a subfloor. It's a small cost against a five-figure repair bill.
